Growth and Goals of the LPA
The latest episode of the LPA Podcast, hosted by Mia Pearlman, featured Alvaro Botella, President of the Leading Property Agents of Spain (LPA), and committee member Sean Woolley from Cloud Nine Spain. The discussion focused on initiatives within the association, upcoming regulation in the real estate sector, and tools being developed to support agents and clients on the Costa del Sol.
Growth of the Association
Alvaro explained that the LPA has grown from its original 12 agencies to nearly 100 members. The membership now includes both local and international real estate firms. He highlighted that the LPA’s main goal is to professionalise the real estate sector in Marbella and the surrounding areas, with an emphasis on training, technology, and ethical practice.
Regulation and Training
Sean noted that regulation is expected in Andalusia within the next one to two years, following models already implemented in regions such as Valencia and the Balearics. The LPA has proposed a 200-hour training program combining theory and practical experience. Both Alvaro and Sean emphasised that this program will prepare LPA members for new compliance requirements and help raise standards for buyers and sellers.
Promoting LPA Membership
Alvaro encouraged members to make their LPA membership visible to clients. He explained that logos, plaques, and stickers act as a signal of professionalism and trust. Consumer awareness is expected to increase as members actively promote the LPA brand in their marketing.
Membership Standards and MLS Development
Sean described the careful vetting process for membership, which reviews an agency’s reputation, compliance record, and office presence. The goal is to maintain professional standards without excluding smaller agencies.
Alvaro added that the LPA is launching its own multiple listing service (MLS) exclusively for members. The system will feature live pricing, contracts, and new developments, while reducing duplicate listings.
Developer Relations
Both Alvaro and Sean discussed challenges with developers, including contract disputes and client care issues. Alvaro stated that the LPA is creating a developer rating system to assess performance in fairness, delivery, and collaboration, providing transparency for agents and buyers.
Technology and AI Tools
The association is working with Nexoria to develop an AI assistant. Sean explained that the tool will support both the public and members. For the public, it will provide information about buying processes and local areas. For members, it will offer guidance on training, legal matters, and MLS data.
Industry Collaboration
The LPA plans to create committees focused on technology and developer relations. An internal forum will allow members to share experiences with other agencies and developers, strengthening accountability and transparency across the market.
