82% Buyers Ask AI First
A recent survey reveals that 82% of Americans who are current or recent home buyers or sellers say they use AI tools for housing market information. The majority of active property consumers are now relying on AI for research on listings, pricing, neighbourhoods, and transaction-related questions, according to a Realtor.com AI and Housing Survey of 1,000 U.S. adults carried out in 2025.
Among AI platforms, 67% of respondents report using ChatGPT and 54% use Google’s Gemini for their real estate inquiries. These tools lead usage among surveyed consumers and are shaping how buyers gather information before speaking with an agent.
The survey also measured whether consumers view different sources as a positive use of their time. 65.6% describe real estate agents as a positive use of time, while 61.9% say the same about AI. Social media and news sources score lower.
Beyond AI, nearly 90% of surveyed consumers rely on social media for housing-related content. 73% name YouTube and 57% name Facebook as platforms they use for real estate information. Among Gen Z respondents, 76% report using TikTok for housing content.
Although the survey is based on U.S. respondents, the behavioural implications extend to international buyers researching Spain. A large majority are comfortable using AI and social platforms to gather information before contacting an estate agent.
For agents selling to international buyers in Spain, this suggests that enquiries are increasingly coming from prospects who have already compared prices, researched locations, and formed expectations based on AI-generated summaries. Data accuracy and clear explanations of the Spanish purchase process are likely to be tested against what buyers have already seen online.
