Marbella Property Prices: Doubled in a Decade; Still Rising

Marbella property prices doubled between 2015 and 2025. Based on data from Spain’s Notaries, the price per square meter rose from €2,214 to €4,424. This represents a 99.8% increase over ten years.

The most significant growth occurred after 2020. In that five-year period, prices increased by 60.8%, rising from €2,752 to €4,424. This follows several years of double-digit annual gains in 2021, 2023, and 2024.

These figures indicate a shift in the local real estate market. Marbella has moved from steady appreciation to a high-demand environment with a new pricing baseline.

The good news is prices appear to be stabilising, according to the same Notary data property prices in Marbella rose by 7.7% between 2024 and 2025.

While analysts forecasted a major crash for the Spanish resale market, for the “COVID year” 2020 Marbella recorded a negligible 0.1% dip, according to data from Notaries.

The price per m2 was 2,755 € in 2019 and reached 2,752 € in 2020. This 3 € difference confirms that Marbella is insulated from the economic pressures affecting the rest of Spain.
