Unregistered? You’re Out

Starting in August 2025, Airbnb will provide monthly data to Spain’s Ministry of Housing as part of a comprehensive crackdown on illegal short-term rentals. The collaboration, formalized in a meeting yesterday, establishes new enforcement mechanisms to identify and eliminate unregistered listings from the platform, according to an official press release.

Under the agreement, Airbnb will systematically remove listings that lack valid registration numbers or show irregularities in Spain’s national registry. The platform will notify affected hosts in advance, providing them with a grace period to address compliance issues before final removal. However, if a state registration number is revoked, listings will be removed within 48 hours of ministry notification.

This initiative makes Spain the first EU country to implement new European regulations requiring unique registration systems for short-term rentals through a Digital One-Stop Shop. The regulatory framework aims to combat fraud in tourist and seasonal rental markets, which have contributed to housing affordability challenges for permanent residents.

The partnership represents a significant step in Spain’s broader effort to balance tourism revenue with housing accessibility, addressing growing concerns about the impact of short-term rentals on local housing markets.
