Finally, Real Sales Prices: Spain’s Notaries Launch Portal penotariado.com

By Alfredo Bloy-Dawson

This is huge. Spain’s notaries have taken a significant step forward by launching penotariado.com, the Portal de la Vivienda del Notariado, a free and public platform that provides actual sales prices based on notarised deeds updated monthly with real notarial data.

This is the website: https://penotariado.com/inmobiliario  You must register to use it, but access is free and instant.

Before we get too excited, this is new, so there some limitations to penotariado.com. You cannot get real sales prices on a house-by-house basis, which is what we really, really want, but the information that is available (down to postcode level) is excellent. Note, you can only carry out 50 searches a month on penotariado.com and then have to wait for it to reset.

Penotariado.com uses data from notarised deeds, reflecting what buyers actually paid (it claims):

  • Average price per square metre

  • Number of sales in a specific area

  • Buyer nationality (Spanish or foreign)

  • Breakdown of main 5 nationalities (resident/non resident)
  • Property type (flat, house, etc.)

  • New Build/Resales

  • Average age of buyers

Other details from over 170 million notarised documents

Detailed Data

The penotariado.com portal allows users to search by region, province, municipality, postal code, or manual pam search by drawing an area This granularity helps understand local price variations that were previously hard to access.

For instance, at launch, the national average price for multifamily homes was about €2,153 per square metre. In Madrid city, it was €4,769/m², with prime areas like Recoletos reaching around €11,000/m².

The penotariado.com portal provides reliable statistics on these factors spanning 12 years, along with sociodemographic indicators.

Why It Matters

This initiative enhances transparency in the Spanish property market. It assists:
