This is huge. Spain’s notaries have taken a significant step forward by launching penotariado.com, the Portal de la Vivienda del Notariado, a free and public platform that provides actual sales prices based on notarised deeds updated monthly with real notarial data.

Before we get too excited, this is new, so there some limitations to penotariado.com. You cannot get real sales prices on a house-by-house basis, which is what we really, really want, but the information that is available (down to postcode level) is excellent. Note, you can only carry out 50 searches a month on penotariado.com and then have to wait for it to reset.
Penotariado.com uses data from notarised deeds, reflecting what buyers actually paid (it claims):
Average price per square metre
Number of sales in a specific area
Buyer nationality (Spanish or foreign)
- Breakdown of main 5 nationalities (resident/non resident)
Property type (flat, house, etc.)
New Build/Resales
- Average age of buyers
Other details from over 170 million notarised documents

For instance, at launch, the national average price for multifamily homes was about €2,153 per square metre. In Madrid city, it was €4,769/m², with prime areas like Recoletos reaching around €11,000/m².
