Buyers in Marbella Getting Younger?

By Alfredo Bloy-Dawson

Despite popular belief that younger generations are increasingly entering the property market, the numbers tell a different story.

In 2024, the median age of buyers in Marbella was 52, only one year older than a decade earlier.

That said, looking at the data for the 12 months to August 2025, this is the actual breakdown:
Under 31 years old 4.7% of buyers
31 to 40 years old 16.8%
41 to 50 years old 26.3%
51 to 60 years old 27.7%
61 to 70 years old15.9%
Over 70 years old 8.6%

Nonetheless, it is a reminder that in Marbella, buying property remains mostly the domain of more established, financially secure demographics, who have both the resources and the lifestyle flexibility to purchase abroad.

Median Age of other municipalities:

  • Estepona  52
  • Benahavis 52
  • Mijas 51
  • Fuengirola 56 (in 2023 it was 47!)
  • Benalmadena 49
  • Torremolinos 50
  • Malaga City 47

For those young gun agents out there, remember most of your buyers are older than you…
