What Does €1m Get You on the Costa del Sol?
Here is a graphic nobody asked for but is quite interesting as a visual depiction of property prices on the Costa del Sol. Here is the ranking of how many square meters a budget of 1 million euros will purchase in each location of the Costa del Sol (Malaga City to Sotogrande).. This is based on the average price per square meter from the data provided by Spain’s Notaries for the 12 months ending January 2026, so it is actual sales, not asking prices or any other subjective determination.
It is true that in certain parts of Marbella one can easily pay 10, 15 or 20,000 €/m2, but this is for the full municipality, where over the past 12 months the actual price was 4,452 €/m2.
This type of information is usually what Knight Frank uses to depict property prices in prime global locations for easy visual comparison.
I have listed them from the lowest amount of square meters purchased (most expensive) to the highest (best value)
- Marbella: 225 m2 (at 4,452 €/m2)
- Benahavis: 238 m2 (at 4,207 €/m2)
- Fuengirola: 273 m2 (at 3,657 €/m2)
- Estepona: 308 m2 (at 3,244 €/m2)
- Torremolinos: 312 m2 (at 3,208 €/m2)
- Benalmadena: 332 m2 (at 3,009 €/m2)
- Malaga: 335 m2 (at 2,982 €/m2)
- Sotogrande (PC 11310): 339 m2 (at 2,952 €/m2)
- Mijas: 364 m2 (at 2,747 €/m2)
- Casares: 396 m2 (at 2,528 €/m2)
- Manilva: 410 m2 (at 2,442 €/m2)
Note: new build sales are counted by agents at the reservation stage but are only notarised at completion, so the data related to new builds from Notaries reflects reservations that may have taken place 18-24 months previously and are less of a sign of current market activity.
