Benalmádena’s Italian Job

The number one foreign buyer nationality in Benalmadena is Italian. Who knew? It also differs from Marbella and Estepona, where foreign property buyers represent 62.0% and 70.8% of the market respectively.

The average property price in Benalmadena reached 2,981 Euros per square metre by December 2025. This reflects an annual property price increase of 9.9% in 2025. Total sales for the year reached 2,086 property transactions. The average property transaction value was €296,046. The average surface area for property sold was 99 square meters.

Apartments are the primary property type in Benalmadena, making up 89.6% of all property sales.  Second-hand property accounted for 91.0% of transactions, while new property construction represented 9.0%.
