Does Marbella Need Another MLS?
For seasoned estate agent Chris Dyson, building trust in real estate isn’t just about local knowledge or experience, it’s about transparency. That principle now drives his latest venture, NLS.com, a curated MLS-style portal designed to offer buyers a clearer, simpler way to find quality homes in Marbella and the Costa del Sol.
In an interview discussing his work and outlook on the market, Chris Dyson, who has spent over two decades selling property in Marbella and Los Angeles (USA), explains why he co-founded NLS.com along with Mauricio Umanski, the founder of Leading high-end US brokerage The Agency, businessman and television personality.. “We wanted to create something more intelligent and selective,” he says, contrasting it with large portals that overwhelm users with thousands of often duplicated or outdated listings.
NLS.com is structured as a multiple listing service, but with a more focused and editorial approach. It presents a narrow selection of verified listings from agents, aiming to filter out noise and duplication. “It’s not about how many properties you show,” Chris says, “it’s about how well you show them.”
Based in Beverly Hills, Chris Dyson reflects on Marbella’s evolution from a seasonal escape to a year-round destination for affluent foreign residents. “We now see clients treating this as a primary residence rather than a vacation home,” he notes. This change in buyer behaviour, accelerated by the pandemic and remote work, demands a new kind of real estate offering, one NLS.com aims to deliver.
Chris’s own route into real estate was unplanned. After moving to Marbella, he learned the business on the job, a hands-on education that continues to shape his approach. “It’s about listening, adapting, and being able to read people and situations,” he says.
Although technology has transformed how agents and buyers interact, Chris argues that it cannot replace human insight. His clients are not just buying property but making a lifestyle decision, one often guided by emotion. “They’re buying into a dream,” he says. This, he believes, requires not just polished listings but discretion, trust, and expert guidance, all of which NLS.com is structured to reinforce.
He acknowledges the ongoing challenges of bureaucracy and legal complexity in Spain but highlights growing professionalism in the Marbella real estate industry. “Clients are more informed now,” he says. “Agents need to be better prepared.”
The market itself, Chris Dyson adds, is more stable than speculative. Marbella remains a premium destination, but buyers are increasingly selective. “The days of anything selling just because it’s in the right postcode are behind us,” he says.
Looking forward, he sees demand remaining strong, particularly from northern European buyers in search of security and sunshine. Yet he cautions against complacency. “We have to keep adding value. That means being transparent, building relationships, and staying close to what clients really want.”
For Chris Dyson, NLS.com is both a business and a statement, a bid to bring simplicity, substance, and integrity back to the buyer’s journey. In a region where listings are often duplicated across dozens of portals, his message is clear, less is more.
My view: Whether Marbella needs another MLS or if the issues Chris identifies in the video are solvable remains to be seen. But that aside from the MLS element of the platform, I think Marbella agents will be especially interested in the exposure of their listings to the lucrative and growing US market due to the involvement of Maurico Umanski, founder of The Agency.
