Mijas by the Numbers

Mijas recorded 3,446 property sales in the last year, comparable to Estepona, significantly higher than Benahavis, but about 1,000 fewer than Marbella. This was revealed by real estate data for the extensive municipality of Mijas over the 12 months to August 2025 from Spain’s notaries.

The average property price for Mijas municipality was €349,526. This is similar to Estepona, approximately half the price of Marbella, and about a third of the average price in Benahavis. The average price per square meter built was €2,743.

The Mijas real estate market has a median buyer age of 51 years. This aligns closely with nearby municipalities like Estepona, Marbella, and Benahavis, where the average is around 52. The median age in Mijas has remained relatively consistent over the last decade, with a buyer age of 50 recorded back in 2013.

Foreign buyers drive the Mijas market, accounting for 68.07% of all transactions. Domestic Spanish buyers made up the remaining 31.93%.

The top five foreign nationalities purchasing property in Mijas are:

  1. United Kingdom, Percentage of Foreign Sales: 19.48%
  2. Netherlands, Percentage of Foreign Sales: 10.74%
  3. Poland, Percentage of Foreign Sales: 6.26%
  4. Sweden, Percentage of Foreign Sales: 6.26%
  5. Germany, Percentage of Foreign Sales: 5.43%

The British market remains dominant. The Dutch are noted as a fast-growing nationality on the coast and throughout Spain, while the Polish market has stabilised.
