Manilva: No New Tourist Licenses for 3 years
Manilva Council has approved a municipal ordinance that halts the granting of licences for tourist apartments (short-term rental licences) in designated “stressed” areas for three years. The measure aims to improve housing availability for local residents. The suspension covers coastal-edge areas including El Hacho, Puerto de la Duquesa, Los Hidalgos and Princesa Cristina. The council is reviewing whether to extend the suspension to San Luis de Sabinillas if the number of “tourist apartments” (apartments with short term rental licenses) continues to grow there.
Urban Planning Councillor Juan Carlos Morejón reported that 2,809 tourist apartments are currently registered in the municipality, offering 14,877 guest places. He said the growth reflects a shortage of hotels and the conversion of urban developments for tourist use.
Under the new rules, only Manilva Pueblo will be eligible for new tourist apartment registrations.
The councillor stated that the pause will allow time to develop planning tools with clear criteria for tourist accommodation licences, minimum standards, stronger protection of housing stock, and support for future hotel development. Property owners unable to use units for short-term lets may be encouraged to offer them as long-term housing.
The three-year suspension is effective immediately.
