How Much Did Costa del Sol Prices Rise in 2025? (one dropped)

If you’ve been keeping an eye on the Costa del Sol property market, you know it’s rarely a “one size fits all” situation. While one town is seeing prices skyrocket, the neighbour next door might be taking a breather.

The latest notary data for 2025 is officially in so I’ve crunched the stats across 11 key municipalities and areas to see who actually came out on top regarding price change rates.

From massive double-digit surges to a surprising dip in one of the coast’s most exclusive enclaves, here is how the leaderboard looks for 2025.

Property price increases in 2025 on the Costa del Sol (highest to lowest)

  1. Torremolinos,+35.9%
  2. Manilva,+24.4%
  3. Fuengirola,+17.1%
  4. Estepona,+10.9%
  5. Benalmádena,+9.9%
  6. Casares,+9.9%
  7. Benahavís,+9.3%
  8. Marbella,+7.7%
  9. Málaga City,+7.4%
  10. Mijas,+6.9%
  11. Sotogrande (PC 11310),-4.5% (decline)

The Sotogrande Surprise?

Interestingly, the 11310 zip code (Sotogrande) was the only area on my list to see a negative price change rate, dropping 4.54%. But before we jump to a conclusion, one expects to see this degree of volatility in areas where the transaction volumes are so much lower, in the case of Sotogrande, there were just under 200 property sales in 2025 (compared to Marbella’s 4317) . Note: new build sales are counted by agents at the reservation stage but are only notarised at completion, so the data related to new builds from Notaries reflects reservations that may have taken place 18-24 months previously and are less of a sign of current market activity.
