44% of Agents Empty-Handed in February?

Almost one in every two agents on the Costa del Sol didn’t sell anything in February this year, according to my calculations…

Let’s estimate that there are 4,000 individual agents operating on the Coast, whether it’s Paco the Gardener or within a large agency.

According to Notary data, the total number of property sales (completions) for the main 10 municipalities along the Costa del Sol in February 2026 was 1,123

Then let’s be kind and assume that every transaction involved 2 agents (this is optimistic because the figures include new builds which are normally agent+developer)

Assuming each sale was made by a unique agent, the percentage of agents who did not sell anything is 44%, or about 1,754.

The Math Breakdown

  • Total Estimated Estate Agents: 4,000.
  • Total Sales (February 2026): 1,123 (Notary data).
  • Total Agent Positions Filled: 2,246 (1,123 x2).
  • Agents with at least one sale: 2,246.
  • Agents with no sales: 1,754 (4,000 – 2,246).
  • Percentage of agents with no sales: 44%.

It is a very rough calculation, but I think interesting nevertheless…
