Andalucia to Cut Transfer Tax to 6.75% in 2027

By Alfredo Bloy-Dawson

Andalucia will lower its Property Transfer Tax from 7% to 6.75% in 2027, according to the Junta de Andalucia. Regional economy minister Carolina España announced the plan during a parliamentary commission meeting. Transfer tax applies when you purchase a resale/second hand property (new developments are subject to IVA (sales tax/VAT).

On a €1 million property, this works out as a saving of €2,500.

Carolina España said the plan is to reduce the tranfer tax rate by 0.25% each year until it reaches 6% by the end of the legislative term of the rulling Popular Party in Andalucia.

The government is raising the property value limit for reduced tax rates from €150,000 to €200,000. Buyers purchasing a primary residence up to this value will pay a 6% rate.

The €200,000 threshold also applies to the 3.5% rate for buyers under 35, victims of domestic violence or terrorism, and residents in areas facing depopulation. For large families and buyers with disabilities, the cap rises to €300,000.

If they keep their promise to reduce transfer taxes (ITP) in Andalucia over the next 4 years to 6% we’ll have the second lowest transfer taxes in Spain 🇪🇸
