February Sucked – but not everywhere

February was mostly worse than January this year… these were the property sales (completions) in February 2026 on the Costa del Sol by municipality as well as month-on-month trends:

  • Marbella: 259 sales (-12% vs previous month, January 2026).
  • Mijas: 190 sales (-15%)
  • Estepona: 188 sales (-2%)
  • Benalmádena: 144 sales (+đťź“%)
  • Torremolinos: 103 sales (-6%)
  • Fuengirola: 101 sales (-33%)
  • Manilva: 67 sales (-20%)
  • BenahavĂ­s: 34 sales (-23%)
  • Casares: 27 sales (-7%)
  • Sotogrande (PC 11310): 10 sales (-29%)

Total sales: 1123

Benalmádena was the only municipality among those analysed to record an increase in sales volume during February.

Estepona showed the highest level of monthly resistance, with a marginal decline of only 2.08%.

Despite the double-digit drop, Marbella remains the largest market by total transaction count.

Fuengirola was the donkey of the month, seeingthe most significant contraction in activity, with transactions falling by 33.11%.

On areas with low numbers such as Sotogrande I wouldnt read too much into large percentage variances, as the difference in real terms is minor.

It should be noted that new build sales are counted by agents at the stage of reservation but are only notarised at completion, so this data reflect reservations which may have taken place 18-24 months previously and less of a sign of current market activity.
