Over the past decade, I’ve often heard estate agents and others in the real estate world use these acronyms interchangeably, and it causes no end of confusion. This isn’t just a case of potato–potahto. Agents sometimes say “CRM” when they mean “MLS,” or refer to an MLS as a “portal.”
More often than not, the confusion comes from the fact that many MLS platforms include built-in CRMs and other tools. What is a CRM?
CRM stands for Customer Relationship Management. It refers to online software that helps agents manage their contacts and track communications with buyers and sellers.
A CRM is used for managing leads & staying on top of follow-ups

What is an MLS?
An MLS, or Multiple Listing Service, is a private online platform that enables estate agents to share property listings and collaborate. It is not accessible to the general public.
An MLS is used for sharing listings & data between professionals
• Used by: agents (members only)
• Restricted access
What is a Property Portal?
A property portal is an online marketplace where real estate listings for sale or rent are advertised to the public, typically in exchange for a subscription fee.
A Property Portal is used for marketing listings to the public
• Used by: Buyers, renters, agents
• Public access
