Spain: Sales & Prices (Continue to) Rise

June marked a renewed uptick in property sales in Spain, reversing previous declines.  Notaries recorded 68,128 home sales in June 2025, a 5.9% increase year-on-year (YoY). The average price per square metre in Spain rose 8% to €1,906, a record high for the historical series that began in 2007.

Single-family home sales surged 16.2% YoY (with 16,921 transactions), outpacing growth in apartments, which rose 2.9% (51,208 transactions). This suggests heightened buyer preference for properties perceived as more spacious or private.

Just over half of all transactions (52.7%) involved a mortgage in June, with an average loan-to-value of 72.6%.

  • Andalucia: Sales 13,365 +7.3%; Prices +3.1%
  • Balearic Islands: Sales 1,311 +2.7%; Prices +8.6%.
  • Valencian Community: Sales 10, 806 +2.1%; Prices +9.8%.
  • Canary Islands: Sales 2,240 −8.1%; Prices +13.2%.

The Murcia Region saw the biggest increase in transactions in Spain in June

The Canary Islands was one of only 3 regions which experienced year-on-year drops in transaction volume in June 2025.
