Spanish home sales soared to 62,808 transactions in March 2025, marking a 40.6% increase from last year and reaching the highest monthly total since 2007. According to provisional figures from Spain’s national statistics institute (INE) March was also up; a more moderate 5.2% increase on the previous month.

In terms of the highest volume of residential sales, the top 4 were: Andalucía (13,498), Cataluña (10,345), Comunitat Valenciana (8,903), Madrid (7,380).
Francisco Iñareta, spokesperson for Spanish property portal Idealista, explains that “The strength of demand is undeniable, but this is not matched by a matching supply, which is generating enormous tensions on prices, which in some cities such as Madrid are already growing by more than 24% year-on-year, according to the data we handle at Idealista.”
New vs resales:
🔹 Roughly a quarter (23%) were new homes and 77% were resales.
🔹 Interestingly, new home sales grew faster (64.2%) than used home sales (34.8%).
